Selecting the ideal location for your pharmacy is crucial for long-term success. Let us help you navigate the process. By accompanying you to potential sites, we’ll assess the pros and cons of each location. We’ll evaluate factors that may impact design, compliance, or fitout, ensuring you make the most informed decision possible.
While there may be an upfront cost to hiring experts, it pales in comparison to the potential costs of inflated rent over a 10-year lease. The right advice and guidance now can save you significantly in the long run.
Only qualified and licensed contractors provided by the landlord are permitted to perform Cat 1 works, especially for electrical, plumbing, air conditioning, fire services, and structural elements. Which trades can you supplement with your own team? And which aspects of the fitout can you negotiate with the landlord to contribute financially to as part of the lease or sale agreement?
Already have your pharmacy design? Design District offers a second opinion on your proposed plans. We’ll review your design from every angle, including layout, flow, and compliance with the Pharmacy Registration Board of WA (PRBWA), disabled access
requirements, and the Building Code of Australia. Our goal is to provide valuable insights and observations to help ensure your design meets all necessary standards and
performs optimally.
We’re happy to accompany you during your search for the perfect pharmacy location. We’ll assess whether the tenancy size and layout are suitable for your pharmacy needs. By evaluating the building’s structure and the location of services, we’ll highlight potential impacts on your fitout. Our review will include visibility and customer access, ensuring the entry complies with disability access requirements, the suitability of existing glazing, and its impact on your design. We’ll also assess whether existing
electrical, plumbing, air conditioning,
phone / internet, and fire services are all fit for purpose.
If you need more than a verbal discussion onsite, we can provide a detailed site inspection report. This document will help you assess the suitability of the tenancy and support your lease negotiations. It also serves as a valuable reference to eliminate confusion when comparing multiple sites.
Have you received a cost estimate or multiple quotations for your pharmacy fitout? If Design District isn’t handling your fitout, we can still assist by reviewing all quotations, guiding you through the details to ensure you fully understand what’s included. If we identify any missing information or areas requiring clarification, we’ll provide you with the right questions to ask. We’ll also ensure the scope of work quoted is consistent and comparable across all quotes.
Looking to integrate automation, add consultation rooms, incorporate a compounding lab, or improve efficiencies in your pharmacy? We can meet you at your pharmacy to evaluate the space and brainstorm ideas, providing valuable insights to help guide your next steps.
The duration of your pharmacy fitout project depends on several key factors, such as the size and complexity of your space, the availability of materials, fixtures, and equipment, and other variables. We aim to maximise efficiency by scheduling works and sourcing materials during the local council approval process, so we are ready to commence construction as soon as your building licence is granted. Typically, construction is completed within four to eight weeks once it begins. We are happy to discuss your specific project requirements in more detail.
Yes. We can visit your site to assess the space, take measurements, and discuss your goals in detail. We also recommend contacting us before securing a new location, so we can help ensure you’re choosing the right site for your pharmacy. This allows us the opportunity to point out site conditions that will impact you further down the line. Both positive and negative factors will affect the approach to design and will impact he budget in some way.
Yes, you can continue trading during the fitout. We understand the importance of keeping your business open to support the community, even while construction is underway. While this does require some flexibility from your staff, the end result is well worth the effort.
To facilitate ongoing trade, we typically use a staged fitout approach. Your current store is condensed into a smaller area within your pharmacy, allowing us to complete a partial fitout. Once that area is finished, you can move into it while we complete the remaining sections. This plan is determined during the design phase, enabling accurate quotes from trades and minimising surprises. Additionally, we can schedule some works after hours to reduce any impact on staff and customers.
Yes. You can choose to proceed with the design phase only, without any obligation to move forward with construction. This allows you to develop detailed plans, explore options, and establish accurate cost estimates before deciding who to build with.
We provide a full range of pharmacy fitout services tailored to your needs. We can do minor refurbishments to your existing, we can help with your rebrand, replace cabinetry or metal shelving, add consultation rooms, make space for a dispensing robot, completely rebuild your existing pharmacy, and build you a new pharmacy in a new location.
There are so many factors that go into the cost of building a pharmacy. Is it a new build, are you rebuilding an existing pharmacy, location, site accessesibility, quality of furniture and fixtures, automation, are you joining a brand or independent etc. On average pharmacy fitouts have been ranging between $1,200 -$3,200 + gst per m2. Based on this a 200m2 pharmacy could cost anywhere from $240,000 – $640,00 + gst.
Having a clear budget at the design stage will assist controlling where the final m2 cost lands.
